Rancho Cabrillo is a residential neighborhood in Peoria that is located just north of Arizona State Route 303. Its northern border sits along West Jomax Road while its southern borders span to the McMicken Dam Outlet Channel. Its eastern edge reaches to Dysart Road, and its western border goes to Litchfield Road.
Rancho Cabrillo was established as a community in 2013. It is well-known in Peoria for its reasonably priced midsize single-family homes. It is governed by a homeowners association to which homeowners in this neighborhood pay an annual due. The annual due, which is around $53 a month, pays for the community’s maintenance and safety.
Rancho Cabrillo offers numerous amenities for homeowners and their families. There are several playgrounds located throughout the community.
The community is also located close to Lake Pleasant Regional Park, a large municipal park maintained by Maricopa County. The park offers facilities for activities like:

It also offers planned events and activities for children of all ages as well as adults.
The Peoria Unified School District is the main school district for Rancho Cabrillo. Public school students can attend the elementary school in the neighborhood as well as nearby Liberty High School.
As one of the newer residential communities in Peoria, Rancho Cabrillo has one of the most in-demand real estate markets. Homes typically stay on the market for 60 days or fewer before they are sold. People who buy homes here also typically pay 99 percent of a home’s asking price.
The oldest homes in Rancho Cabrillo were built as recently as 2004. The average home price is around $340,000 or $155 per square foot. Home prices in the last six months have risen slightly in Rancho Cabrillo. They are expected to continue to climb as more people move to the area.
The bulk of the real estate market in Rancho Cabrillo consists of single-family homes that are moderate in both appearance and price. Lots of land for building new homes tend to be purchased quickly and can be more challenging to find. There are also no condominiums or townhouses on the market.
Regardless, the single-family homes in Rancho Cabrillo generally have three bedrooms and at least two bathrooms. They span around 1500 to 2100 square feet on average and it on a quarter of half-acre lots.
Most homes feature stucco finishes and ceramic tile roofs. They are designed to reflect the Southwest culture of the area.
