Meadows

The Meadows is a master-planned community in Peoria that dates to 2013. It is still under development with new homes continuously being built in the neighborhood.

It is located in Northwest Peoria and is close to Highway 101. The layout of the neighborhood is designed to enhance the safety, privacy and high-quality of life that the homeowners association prioritizes for all residents.

The Meadows is part of the Peoria Unified School District and is close to numerous elementary and middle schools throughout the area. Its primary high school is Liberty High School, which serves around 2000 students from the area.

This community is designed to offer the best amenities in the area. Most of them can be found at the community’s center, its clubhouse, which is available to all residents in The Meadows in exchange for their annual HOA fees.

The clubhouse and its central park offer amenities like:

• Courts for pickleball and bocce
• Outdoor showers

The clubhouse also offers a large multipurpose and meeting room. The clubhouse and park are located on the corner of Speckled Gecko Drive and 98th Avenue.

The average listing price for a home in The Meadows is around $362,000 or $177 per square foot. The average sale price for a home here is around $326,000.

The real estate market in The Meadows, like the overall one in Peoria, is very much in demand. The price of housing in the last year here has risen by at least five percent. Home prices are expected to continue to steadily climb as more people move to Phoenix and its suburbs and the demand for housing increases.

The Meadow’s real estate market also consists of a combination of all types of homes. While the bulk of its consists of large single-family homes, buyers can also find condominiums, townhouses and lots of land for sale.

The typical single-family home in The Meadows has at least four if not five bedrooms. It also has at least three bathrooms, although most homes have 3.5 to four bathrooms. The homes are expansive and have two and three-car garages, balconies or patios, outdoor pools and upwards of 3500 square feet of living space.

They also have additional interior features like gourmet kitchens and breakfast nooks. Many of them also have dens or family rooms as well as large master bedroom suites and guest rooms.
