Casa Grande is a lovely community that can be easily found between Phoenix and Tucson.  Its central location makes it mutually convenient for those wanting to get to the places “where the action is” in Arizona.  Casa Grande is strategically placed at the intersection of Interstate 10 and Interstate 8. Casa Grande stands amid broad, mountain-rimmed desert plains.

This area, referred to by some as a “golden corridor” or “sunny strip” sitting provocatively between Phoenix and Tucson has been literally exploding with growth recently. The Casa Grande may not be part of the Valley of the Sun, but a brief stroll along the gently undulating desert floor will convince you otherwise

The City has tremendous potential. Some speculate that the growth in this area will cause all the East Valley cities and towns boundaries to come together. Casa Grande is a city on the move, and planning for its long-range growth and development are ongoing.

Climate

 The climate is typical of the southwest.  There is a mild winter that is balanced by a long hot, dry summer.  Many have claimed that the dry, hot summer conditions have helped to relieve many of their allergy symptoms.  Summer days are clear and spectacular and the temperatures are truly remarkable.  Spring and autumn are mild transitions into the other seasons.  There is a brief monsoon season that is truly extraordinary.

Casa Grande Properties

Casa Grande is a modern city with a motivated community. The city is based on rural heritage and old fashioned values. Those moving to the area have discovered that owning a home is more affordable compared to homes in some of towns/cities closer to Phoenix. Yet, Casa Grande is located not too far from metropolitan areas.

This gives you the advantage.  The soaring median price levels for housing throughout metropolitan that have been widely reported over the past few years have been a bit less pronounced here.  The time to get involved in this maturing market is now.  If you’re a seller the prices are the best that they’ve been.  If you’re buying then the time to realize your best value is probably at the present time- when stock is plentiful and your buying power is strong.

Single-family homes, master-planned developments, and custom large lot properties can be found throughout Casa Grande. The city is developing quickly.

But Casa Grande is refusing to sacrifice its rural character to the unbridled development.  This is an old fashion place in a new-fangled world.  Places like this are hard to find, so you have to get them while they last!

The Market

The spectacular amount of market activity in Arizona over the past decade has been well documented.  People of all walks of life have been moving to Arizona, and particularly Phoenix, in numbers unmatched in recent memory. 

Figures from 2000-2005 show nothing but increased construction, development, unit sales and unit sales prices in virtually every category of structure offered on the market.  The greatest degree of growth occurred during fiscal 2005, where previous growth statistics, impressive in their own rights, spiked sharply to even higher levels.  Of particular note to the residential home seller/buyer was the record appreciation in new and resale home values.  These rates were up for new homes and resales, rentals and condominium units, the only difference being one of degree.

While it is true that not all Phoenix area real estate markets showed the same amount of increase it is true that the degree of growth for each area was proportional. 

Then along came 2006 and equally well documented has been the decline in the rate of growth of some key market indicators.  The greater Phoenix resale home market is showing marked decreases in sales figures for comparable periods last year across the valley and across most unit categories.

One interesting exception is the median price for resale units has risen slightly.  This rising price accompanied by a decrease in sales seems to be more in keeping with normal market tendencies.  One would expect spectacular growth to lead eventually to a degree of scarcity that would be reflected in higher prices.  Could this indicate that the market has reached its peak?

Let’s look at another indicator to see what it may tell us.

Since 1985, the Arizona Real Estate Center has computed what it calls “affordability indexes” for the Greater Phoenix area and several nearby cities. 

The index was invented as a guide to predict market activity.  When the index value is 100, the typical home buyer (based on the current median resale price and household income) would be able to afford a median-priced home at the stated effective interest rate.  A lower index value indicates less availability of affordable single-family homes.

The affordability index for the areas selected for the study shows a significant reduction in the availability of that this type of housing within the means of the ordinary consumer.  Whether this data can be used as a reliable indicator for other groups and other types of housing is arguable, but it does beg the question “how much longer will the market be able to sustain a situation where both sellers and buyers can apparently benefit by getting involved in the market?

The short answer is that these conditions can remain so long as they are supported by the market. 

So when we take a long look at the larger picture we must ask ourselves whether we can realistically expect to realize more potential gain or value now or at some time in the future and it is very reasonable to conclude that the best possible time to buy or sell Arizona really is now.

Casa Grande History

The original settlers have left some artifacts that establish their presence at least 4,000 years ago.  These people developed canals for irrigation.  These farming tribesmen were known as the Hohokam Indians and they populated the area until about 1450 A.D.; when appears that the Hohokam civilization disappeared. The mystery of why these successful farmers suddenly disappeared still haunts us, and the idle desert plains, that call out their name today.

The area remained barren desert until about 1879. It was mining, cattle ranching, and farming that brought people back to this legendary land of the Hohokam civilization. The modest growth due to the mining was supported by the arrival of the railroad.

Then the mining stopped, the railroad went away and the peace and quiet returned.

The city of Casa Grande has a rich history, an exciting present, and a promising future. Both commercial and residential developments have been popping up within Arizona’s Golden Corridor. The Outlets at Casa Grande is a shopper’s paradise. Many name brand stores have storefronts at The Outlets at Casa Grande.

Downtown Casa Grande has been restored to stimulate the folksy feeling that so many visitors and guests appear to enjoy.  This historic district offers small specialty shops for visitors and area residents. Although the city of Casa Grande was created so many years ago and is experiencing a resurgence of growth and expansion today, it hasn’t forgotten its proud heritage- a heritage it is eager to share.

The city has senior centers, museums, schools, a library, festivals, rodeos, parades, celebrations, resort hotels, medical facilities, golf courses, and more than 18 parks. All of these amenities have been created to serve the happy homeowners and to preserve the city’s hometown feel.

Casa Grande Outdoor Recreation

Get to know the Hohokam.  See traces of their civilization at Casa Grande Ruins National Monument on the northeast edge of town. The monument reveals the ruins of a once-great Hohokam community.  Some even speculate that the name Casa Grande, meaning “big house”, derives from the four-story-high metal roof structure built long ago.

Many people who love the outdoors love living in Casa Grande. That’s because in the summertime the lining is so easy. 

Picacho Peak State Park is located east of the city, along Interstate 10. The park offers picnic areas, hiking trails, and campgrounds. The Battle of Picacho Pass, the Civil War’s westernmost battle, took place right here and was the only battle fought in Arizona. It is an amazing park with a peak stretching 3,374 feet from the desert floor. Pacheco Peak State Park is the perfect place to take in the gorgeous southwestern environment.

Casa Grande is a dynamic, involved community, a modern city with rural heritage and old-fashioned values. Its economic base is a mix of retail trade, factory outlet shopping, manufacturing, and agriculture. Founded in 1879, Casa Grande was named for the famous Hohokam Indian Ruins 20 miles to the northeast. Midway between Phoenix and Tucson, the city has grown to be the largest community in western Pinal County since its incorporation in 1915.

Casa Grande is strategically located at the intersection of two interstate highways (I-8 and I-10) in an area known as Arizona’s Golden Corridor. Once dependent on agriculture and mining, the community has evolved into a diversified full-service area with manufacturing, retail trade, government, and tourism-related employment. Its industries include Mulay Plastics, Lexington Safety Components, Palm Harbor Homes, Frito-Lay, Abbott Labs, Monier Lifetile, Nissan/Calsonic, Hunter Douglas Wood Products, American Beverage Corp/Daily Juice, Mitsui Components (U.S.A.), Inc., and Volkswagen of America. Additionally, firms such as Hexcel, Mayville Metals, and Velcro Laminates provide a strong manufacturing base. All of Pinal County is a designated Enterprise Zone. Casa Grande is the home of two factory-outlet centers featuring 90upscale fashion designers and national manufacturers’ stores in both the Tanger Outlet Center and Factory Stores of America. Both centers are located along I-10.

Casa Grande’s location, mild climate, and scenic attractions make it attractive to tourists and winter visitors. The Casa Grande Valley Historical Museum offers many historical displays and facts about the area. The unique architecture of the historical railroad station and other historic buildings can be enjoyed on a walking tour of Casa Grande. Named a Main Street city in 1992, Casa Grande is revitalizing the unique downtown area. The Casa Grande Art Museum hosts a number of shows each year featuring sculpture, watercolor, multi-media and Western art by Arizona artists. The Casa Grande Valley Players will begin a new season of Community Theater. The city is also the home of the Arizona State Open Chili Championship held every March. The annual O’odham Tash Celebration, a gathering of tribes, is held in mid-February and features Native American arts and crafts, ceremonial dances, rodeos, powwows and parades.  

Casa Grande Ruins National Monument 

For over a thousand years, prehistoric farmers inhabited much of the present-day state of Arizona. When the first Europeans arrived, all that remained of this ancient culture were the ruins of villages, irrigation canals and various artifacts. Among these ruins is the Casa Grande, or “Big House,” one of the largest and most mysterious prehistoric structures ever built in North America. Casa Grande Ruins, the nation’s first archeological preserve, protects the Casa Grande and other archeological sites within its boundaries. You are invited to see the Casa Grande and to hear the story of the ancient ones the Pima call the Hohokam, “those who are gone.”
