San Tan Valley
San Tan Valley, with a population of over 81,000, is one of the Phoenix area’s newest cities. Until 2000, the area that makes up this census-designated place consisted primarily of the untouched desert. Developers began building on it shortly after, and residents of the area began voting on its name in 2004.
It is supposedly named after an area postmaster with the last name Santan. It gained its official zip code in 2009, with residents having had to use Queen Creek’s zip code and mailing addresses prior to that.
Boundaries
San Tan Valley spans an area of 36.68 square miles. Its northern border is just south of the Apache Sun Golf Club. It spans to East Pima Road.
North Ironwood Road and North Gantzel Road serve as the city’s western border to the north. Its westernmost border extends all the way to North Thompson Road.
The southern border reaches parallel to East Arizona Farms Road, just west of East Hunt Highway. Its east border goes to Quail Run Lane.
Sun Tan Valley lacks its own airport. However, it is just 34 miles from the Phoenix-Mesa Gateway Airport. Its downtown is 57 miles from Phoenix.
Real Estate
As one of the newest areas in the Phoenix area, San Tan Valley also has one of the most in-demand real estate markets. Average home prices here stand at $245,000. They have risen in value by nearly one percent over the last year.
The real estate market features primarily single-family homes for sale but also townhouses as well. Modest homes here have two bedrooms and two bathrooms. However, buyers can find larger three and four-bedroom homes on the market.
Townhouses is San Tan Valley sell for around $150,000 to $200,000 and have two and three bedrooms. They range in size from 1700 to upwards of 3000 square feet.

Features
San Tan Valley has several parks available to the public. Skyline Ranch Community Park has open spaces and benches for taking in the scenic views. The city is also close to San Tan Mountain Regional Park with biking and hiking trails.
San Tan Valley is also close to the Queen Creek Public Library. People can use services like legal resources and voter registration at the library.
San Tan Valley has two school districts, Florence Unified School District and J.O. Combs Unified School District. Each district has its own high school that is located within San Tan Valley city limits.
Freeway Access
San Tan Valley is situated in between several major thoroughfares in the area. Highway 87 sits to its south while Highway 202 is northwest of the city. Highway 79 is southeast of San Tan Valley while Highway 60 sits to its northeast.
Reaching any of these thoroughfares requires drivers to use city routes and travel through adjacent towns. For example, North Hunt Highway can be driven southeast to Highway 79. To reach Highway 87, drivers can take West Hunt Highway to South Ellsworth Road north to East Riggs Road and then west to the highway.
Communities
Despite being a new city, San Tan Valley continues to add new neighborhoods each year. It already has 13 from which home buyers can choose.
For example, Castlegate is a community that offers single-family homes and undeveloped lots for sale. The average home price here is in the lower $300s and are around 2400 square feet. The community offers planned activities for residents.
Pecan Creek is another community being developed in San Tan Valley. It is a deed-restricted community with expansive single-family homes for sale. The homes feature minimal landscaping with succulents that do not require much watering.
Links Estates in San Tan Valley is a neighborhood with both single-family homes and townhouses for sale. Home prices here start out at around $159,900. The community dates to 1996 and is still under development. It is a deed-restricted community with dues for the HOA averaging around $86 a month.
