People who buy homes in the Spectrum at Val Vista pay a fee to their homeowner’s association. This fee ranges from $42 to $175 per quarter. In exchange for their HOA fees, home buyers in The Spectrum at Val Vista receive access to community amenities like

This master-planned community is home to more than 1400 home sites. The real estate market in the Spectrum at Val Vista is considered to be highly competitive. The demand for housing has driven up home prices.

The average home for sale here sells for around $342,000 or $164 per square foot. These prices have risen by nearly seven percent and four percent, respectively.

Homes in this community remain on the market for around 33 days before they are sold. Sellers receive 99.7 percent of their asking price in most cases. Most homes go pending in as few as 14 days.

The real estate market in the Spectrum at Val Vista consists of both attached and single-family homes. The typical home in this community has anywhere from two to six bedrooms and two to five bathrooms. It ranges in size from 1160 to 4609 square feet.
