Goodyear is one of the newer suburbs in the Phoenix metropolitan area. It was founded in 1917 and became an important hub during World War II when cotton grown there was used in tire production. Named after the Goodyear Tire and Rubber Company, it did not officially become a town until 1946.

Now, however, Goodyear is one of the fastest-growing cities in the U.S. and has a population of almost 87,000. Its population has grown by more than 20,000 in the last 10 years, and Goodyear now has more than 20 neighborhoods.

Boundaries

Goodyear span an area that is more than 191 square miles. It is located in the southwest portion of the Phoenix metropolis. It encompasses a fair portion of Estrella Mountain Regional Park.

The Gila River intersects the middle of Goodyear. It southernmost border reaches to South Bullard Avenue while its northern border spans to West Camelback Road. The eastern edge reaches to North Dysart and Litchfield Roads as well into the Estrella Mountain Regional Park. Its western edge reaches as far out to Tuthill Road.

Real Estate

The average price for homes listed for sale in Goodyear is $315,000. There are numerous home types of sale in Goodyear. The most common, however, is single-family residences, although it is possible to find condominiums and townhouses for sale.

Homes in Goodyear reflect the Southwest culture that is prevalent in the Phoenix area. Many homes have tiled roofs and succulent landscaping that needs very little water to maintain. It is not common to find lush, green lawns in Goodyear.

Freeway Access

The major thoroughfare that runs through Goodyear is Interstate 10. It transects the city’s northern area and is also named the Papago Freeway.

A portion of Highway 303 also runs through the northwest area of Goodyear. It changes into South Cotton Lane once it gets past West Van Buren Street to the south.

A number of major city roads will take drivers to I-10. They can take South Sarival Avenue, the Estrella Parkway and South Bullard Avenue north to reach I-10. They can also reach it by taking Litchfield Road north to the interstate.

Communities

Goodyear is home to more than 20 residential neighborhoods. They include Estrella Mountain Ranch, which is a master-planned community that covers more than 20,000 acres. It offers amenities like lakes, a fitness center and a residents-only golf course.

Canyon Hills is another community offering single-family and attached homes for sale. It has amenities like a swimming pool and tennis courts. It is close to the Wildlife World Zoo, Aquarium & Safari.

Palm Valley is an upscale neighborhood in Goodyear with its own golf course. It also has a splash pad, skate park and sports facilities for residents.

Goodyear is in Central Arizona. It is in Maricopa County. The town is located 17 miles west of downtown Phoenix in the West Valley. Interstate 10 bisects Goodyear. It covers 115 square miles and is one of the largest municipalities in Arizona.

The Goodyear Tire and Rubber Company came to the area in 1916 and continues to play a big part in Goodyear’s business development today. However, many other businesses have also found Goodyear to be a great place to start. Today Goodyear’s population is 11,527. It sits at an elevation of 1,092 feet. The town’s southwestern desert climate has a summer high temperature of 106 degrees and winter low temperature of 35 degrees. Goodyear has many business opportunities set against the beautiful Estrella Mountains. The town is committed to planned growth and maintaining open recreational spaces.

There are a variety of attractions in Goodyear. The Wigwam Outlet Stores are a terrific place to spend a day shopping. Shoppers will find many stores with great bargains. Another fun place to spend the day is the Duncan’s Family Farm. The farm has a petting area, antique tractor display, farmer’s market and much more. There are many special events such as Easter hunts and festivals that make a trip to the farm a memorable one.

A great outdoor activity that is located in Goodyear is the Estrella Mountain, Regional Park. This 19,840-acre park offers hiking, camping and picnicking. Goodyear History:
The Goodyear Tire and Rubber Company discovered that land just west of Phoenix was best suited for farming the Egyptian long-staple cotton needed to make tire cords, balloons, and airplane fabric. So, in 1916 the company bought large sections of land where Goodyear is today.

The company was also in the process of buying the land around Litchfield Park. The Goodyear Tire and Rubber Company were having difficulty getting the long-staple cotton, due to a Germany blockade during World War I. So they decided to grow their own cotton to meet their needs.

When World War II began, the company decided to use Goodyear to build an aircraft production facility. Housing was also created for the workers in the plant. The Goodyear facility was located near the Litchfield Naval Airfield. The facility’s focus was on the construction of flight decks for navy seaplanes. Production later spread to radar and guided missile parts.

In 1946, the town was incorporated and the town has continued to expand. The Goodyear Aerospace plant was sold to Loral Defense Systems. As time has gone on, much of Goodyear’s growth has centered around the Phoenix-Goodyear Municipal Airport. The airport is a base for aviation industries. Goodyear’s future is bright with other large companies arriving on the scene and homes popping up.
