Spring and autumn are mild transitions into the other seasons. There is a brief monsoon season that is truly extraordinary.

The Market

The spectacular amount of market activity in Arizona over the past decade has been well documented. People of all walks of life have been moving to Arizona, and particularly Phoenix, in numbers unmatched in recent memory.

Figures from 2000-2005 show nothing but increased construction, development, unit sales, and unit sales prices in virtually every category of structure offered on the market.

The greatest degree of growth occurred during fiscal 2005, where previous growth statistics, impressive in their own rights, spiked sharply to even higher levels. Of particular note to the residential home seller/buyer was the record appreciation in new and resale home values. These rates were up for new homes and resales, rentals, and condominium units, the only difference being one of degree.

While it is true that not all Phoenix area real estate markets showed the same amount of increase it is true that the degree of growth for each area was proportional.

Then along came 2006 and equally well documented has been the decline in the rate of growth of some key market indicators. The greater Phoenix resale home market is showing marked decreases in sales figures for comparable periods last year across the valley and across most unit categories.

One interesting exception is the median price for resale units has risen slightly. This rising price accompanied by a decrease in sales seems to be more in keeping with normal market tendencies.

One would expect spectacular growth to lead eventually to a degree of scarcity that would be reflected in higher prices. Could this indicate that the market has reached its peak?

Let’s look at another indicator to see what it may tell us.
Since 1985, the Arizona Real Estate Center has computed what it calls “affordability indexes” for the Greater Phoenix area and several nearby cities.

The index was invented as a guide to predict market activity. When the index value is 100, the typical home buyer (based on the current median resale price and household income) would be able to afford a median-priced home at the stated effective interest rate. A lower index value indicates less availability of affordable single-family homes.

The affordability index for the areas selected for the study shows a significant reduction in the availability of that this type of housing within the means of the ordinary consumer.

Whether this data can be used as a reliable indicator for other groups and other types of housing is arguable, but it does beg the question “how much longer will the market be able to sustain a situation where both sellers and buyers can apparently benefit by getting involved in the market?

The short answer is that these conditions can remain so long as they are supported by the market.

So when we take a long look at the larger picture we must ask ourselves whether we can realistically expect to realize more potential gain or value now or at some time in the future and it is very reasonable to conclude that the best possible time to buy or sell Arizona really is now.

Avondale History

The area that is now the city of Avondale began when a cowboy named Billy Moore created the Coldwater Freight Station in the early 1900s. The name referred to the runoff of the nearby Agua Fria River.

Later, the town became an agricultural community.  Crops such as lettuce, cauliflower, onions, melons, dates, citrus, and barley were planted and the next thing you know they called this place “Arizona’s Salad Bowl.” Luckily the name was changed to Avondale.

Today, Avondale covers approximately 24 square miles. There is still farming but the area is also becoming a site for new, beautiful homes. It is a changing community from agricultural-based small town to a growing residential and business area.  Avondale has become a city with a “small-town atmosphere.”  Community facilities such as parks, senior centers, a library, a golf course, and a variety of outdoor recreational amenities are all available in Avondale.

Billy Moore Days is an annual event that honors the first setter in the area.  Filled with folksy events like the team burro races, there is no doubt that your cup will overflow with heaping helpings of good, old fashion fun.  A parade, carnival, and other activities are all a part of the event.  Billy Moore Days gives local residents opportunities to share folk is and crafts so that local people can discover what it might be like, even if ever so briefly, to be like their idols.

Education is a big part of the city of Avondale.  Estrella Community College is available for those who want to further their level of higher education.  Schools in the area provide students with a variety of vocational and job training programs.  Living in Avondale is a great location to get ahead through classes and education. The one-mile oval seats over 78,000 enthusiasts there are several major auto races held each year at the track.  Both NASCAR and the Indy Racing League use Phoenix International Raceway.  The track is fast and the conditions are clear so that you can expect to have a good time.

Incorporated in 1946, Avondale became one of the fastest growing suburbs in Phoenix after 1980. The area’s once common farmland that grew crops like cotton and alfalfa were replaced with shopping centers and residential neighborhoods. Avondale is now a booming city with a population of close to 88,000 people.

In the last decade, the population has risen by over 11,000 people. It now has its own branch of Phoenix Children’s Hospital and also has a raceway on which major races for NASCAR are run.

Boundaries

Avondale spans 45.32 square miles in Maricopa County. Its southern border touches the northern border of Laveen Village. Much of its western border spans into Estrella Mountain Regional Park as well as Litchfield Park Road.

Much of the northern border ends at West Indian School Road. However, a small area extends to West Highland Avenue. The western border spans to West 99th Avenue.

Avondale is served by three airports, two in Phoenix and one in Glendale. Its downtown, located around 3rd Street and Western Avenue, has recently been renovated to bring in more tourists and invite in more businesses.

Real Estate

The average home price in Avondale is around $253,000, or $134 per square foot. The median prices are lower than other parts of the Phoenix metropolitan area. However, homes in recent years have increased in value by close to nine percent.

Avondale’s real estate market offers a combination of condominiums, townhouses, and single-family homes. Condos sell for between $150,000 to $190,000 on average. Townhouses are priced as low as $90,000.

Single-family homes in Avondale range in size from two to four bedrooms. They have as much as 3000 square feet.

Features

Corte Sierra is a residential neighborhood that gets high reviews for being family-friendly and welcoming. Homes sell for around $225,000 here, and there are three schools close by.
