Stetson Valley is a master-planned community that is located on 55th Avenue and Happy Valley Road. It is situated between the Sonoran Desert and Peoria Regional Preserves. It has over 2000 home sites, all of which are either townhouses or condominiums.

There are two subdivisions within Stetson Valley, Inspiration and Harmony. Inspiration offers condominium living while Harmony is reserved for the community’s townhouses. Both subdivisions are governed by their own homeowners association that manages their day-to-day operations, maintenance and communications.

The community is close to Interstate 17 and minutes away from downtown Phoenix. It is also close to Lake Pleasant.

Stetson Valley offers a number of amenities to its residents. For example, it maintains numerous private residents-only parks that have:

  • Barbecue and picnic areas
  • Playgrounds
  • Ramadas
  • Tot lots
  • Green spaces for activities like Frisbee golf

Most parks also have ample shade trees that offer respite from the sun and summertime heat.

There are also a number of splash pads located throughout Stetson Valley. The splash pads open in late spring and remain open through the fall. Residents can enjoy them every day of the week.

The real estate market in Stetson Valley consists of condominiums and townhouses for sale. The average home price in this upscale, family-friendly neighborhood is around $400,000.

The typical home has three, four or five bedrooms, three to 3.5 bathrooms and around 2000 square feet. The lots on which the homes are located average around 6000 square feet.

The real estate market here also offers numerous undeveloped lots of land for sale. The lots of land are at least one acre, if not bigger, and sell for around $50,000 and provide enough space on which to build a new home.

The average home price in Stetson Valley is higher than the prices found in other parts of the Greater Phoenix area. Still, despite this community offering primarily condos and townhouses for sale, the real estate market is one of the hottest in the metropolis.

Home prices here have steadily climbed over the last few years, by as much as five percent. Real estate watchers also predict Stetson Valley to experience an influx of newcomers in the next few years, and home prices are expected to rise as the housing demand increases. New housing construction also will continue in Stetson Valley.
