  2. Examine documents.  It is always important to review and examine all documents carefully before you sign.  Don’t get caught up in the excitement of moving and forget to read the conditions of tenancy.
  3. Get it in writing.  One of the best ways to solve disputes is to get it in writing.  Letters of correspondence are always better than an oral agreement.  Both parties can refer to the document and reduce misunderstandings.
  4. Protect your privacy rights.  Know what your rights are concerning your privacy.  One of the most common disputes is the landlord’s right to enter a rental unit.  Make sure you are aware of your privacy rights before you move into a rental property.
  5. Know your rights.  Landlords are required to offer their tenants livable premises.  There are options available for tenants if these rights are violated.  To learn more read the Residential Landlord and Tenant Act.
  6. Keep open lines of communication.  Having open communication lines between a tenant and landlord often reduces conflicts and misunderstandings.  Working together can be a positive experience.
  7. Purchase renter’s insurance.  The landlord’s insurance policy does not cover your losses.  Make sure you have a policy in place to cover your valuables.
  8. Understand security deposit refund procedures.  Make sure the procedures for receiving the security deposit are written into the rental agreement.  This written document will help prevent future misunderstandings.
  9. Know the neighborhood.  Take time to evaluate your new rental community, before you move in.  Find out if the property is the right match for you.  Decide if the rental property/community has the amenities that you want.
  10. Understand the eviction process.  Hopefully, this won’t occur during your rental experience.  However, you should be aware of the process.  Knowing what the eviction steps are could prevent future problems
