The New Home Buyer Rebate is simple. When you engage me as your REALTOR and Exclusion Buyer Broker, I will rebate 1% of the base price of your new home purchase to you through escrow. The rebate is calculated on the base sales price of the home and is taken from my earned commission on the transaction. These funds are distributed at closing through escrow as a credit on the HUD 1 settlement sheet. You can use the rebate to help pay most closing costs through the settlement process.
All parties to the transaction must be notified and approve of your rebate. It is important to let your lender know in advance so that the rebate does not cause delays.
A Simple Example
You select me to represent you, we find a home and buy it. At closing, I will rebate part of my commission, equal to 1% of the homes base purchase price to you in escrow. For example:
- $170,000.00 Base Price = $1,700.00 Rebate
- $300,000.00 Base Price = $3,000.00 Rebate
- $550,000.00 Base Price = $5,500.00 Rebate

Additionally, I earned a graduate and undergraduate degrees from Northern Arizona University. I am both educated and trained to help you meet your real estate objectives.
Just because I am rebating part of my earned commission, doesn’t mean that you will have to settle for a lower quality of service or less experienced REALTOR.
Are Rebates Legal?
In Arizona and 39 other states commission rebates are allowed, but must be openly disclosed to all parties. Additionally, Arizona requires that rebates be listed on the HUD 1 closing statement. Even US Department of Justice encourages the practice and openly recommends it on their website as a means to improve competitiveness in real estate.
